新築の建築物の設計のご依頼をいただいてから竣工までのおおまかな流れを以下に記します。参考にしていただければと思います。

(建築物の改修工事、インテリア、ランドスケープの設計の場合は一部異なる場合があります。ご相談くださればご説明いたします。)

①ご相談

はじめに、お電話や「窓口/inquiry」からご連絡いただき、建物の設計依頼を検討されている方には、直接お会いしてお話を伺います。(遠方の場合、メールや電話でのご相談も可能です。)ご相談は無料です。まずは、施主様の思いをお聞かせいただければと思いますが、この際に、敷地条件、家族構成、ご予算、スケジュール、建物に求めたいものなど、この段階でわかる範囲でお教えいただくほうが、お話が進みやすいと思います。

②ご要望と条件のヒヤリング・重要事項説明

ご相談に来られて、設計を頼みたいと思われたらご連絡ください。ご相談の際の情報で十分な場合はすぐに検討に入れますし、不十分な場合はもう一度ご要望をお聞きする機会を設けます。ご要望や敷地に関して提供いただける情報は、われわれが設計するにあたり重要なヒントとなります。建築士事務所は、建築主に対して、業務内容や実施体制・設計料等について、契約に先立って重要事項説明をすることが義務付けられています。重要事項説明は契約前に行うことになっておりますが、②と③④は順番が前後する場合があります。

③ご要望の整理・現地調査

いただいたご要望を整理して、インフラや法的な条件について現地調査を行い、基本計画案の策定にとりかかります。計画予定地を実際に訪れ、周辺環境や地形を読み取り、歴史や気候風土を肌で感じ、敷地との対話を繰り返しながら構想を練ります。ドゥローイングや模型を使ったスタディを行い、その場所とご要望にもっとも適した建築の可能性を探り、案がまとまり次第、プレゼンテーションに準備をします。

④プレゼンテーション

十分に検討を行ったうえで、われわれがもっともよいと思う設計案を、図面、模型などでプレゼンテーションします。数週間程度お考えいただき、案を気に入っていただけましたら、基本設計にとりかかります。細かいご要望への対応はここからでも十分可能です。もしお気に召さない場合は、ご要望をお聞きし、われわれが再提案を行うのが良いか、別の道を選ばれるのが良いか、お話し合いさせていただきます。

⑤設計・監理契約

基本設計に取り掛かる前に、設計・監理契約を交わします。国内の仕事では、施主指定の様式がない場合は、一般的によく用いられている「四会連合協定 建築設計・監理業務委託契約書類」の書式を使います。これをもって、設計・監理の委託契約が正式に結ばれたこととなり、本格的に設計に着手します。

⑥基本設計

ご了承いただいた提案をベースにして、ご意見を伺ったうえで、設計を発展させていきます。デザインはもとより、構造や設備に関わることも基本的な方針はここで決定されます。基本設計がまとまった段階で、ご予算に合わせるために概算をとることもあります。基本設計では建物の形や仕様がほとんど決定されますので、ここまでで大きなご要望はすべてお聞きしておく必要があります。(一般に設計は段階が進めば進むほど変更が難しくなります。)

⑦実施設計

実施設計は、建設会社がそれだけを頼りにしても工事が行える程度に、基本設計をさらに掘り下げ、詳細にわたり技術的な検討をし、寸法や仕様を細かく定める段階です。この段階でも、基本設計以降で検討が足りなかったことや、施主から出された意見に基づいて、より品質が高く、より経済的な建物ができるよう検討のうえ作図を行います。

⑧建築確認申請

日本国内で建てられる建築物は、建築基準法などの関連法規に合致している必要があります。着工前に、自治体の「建築主事」か民間の「指定確認検査機関」に、設計された建築物の適法性をチェックしてもらうことが必要で、それを「建築確認」といいます。着工前にはこの手続きが必要になってきます。規模や設計の難易度にもよりますが、通常1か月前後の審査期間を要します。設計・監理業務には、通常、この確認申請業務が含まれています。(審査機関への申請手数料、竣工検査費用は別途となります)

⑨施工者選定(見積依頼)

実施設計図書に基づいて、建設会社数社から見積をとって、もっとも安く、信頼のできる会社を選定します。結果を施主に報告したうえで施工者を最終決定します。手持ちの業務量や、得意分野によって、建設会社の提出する見積金額にはかなりの開きが出る場合があります。このように、適正な競争をおこなって、よりリーズナブルな建設手段を選択できることも、設計施工一括発注ではなく、設計事務所に依頼するメリットかと思われます。

⑩工事請負契約

そのようにして決定された、建設会社と工事請負契約を交わしていただきます。これは施主と施工者の間でなされる契約で、設計・監理者は立会する形になります。

⑪着工

確認申請がおり、工事請負契約がなされれば、日取りを決めて工事着工となります。通常、着工に先立って、起工式(神道式の場合は地鎮祭)が行われます。

⑫工事監理

実施設計が完了すれば、われわれの仕事が終わる訳ではなく、工事中の施工会社とのやり取りがよりよい建物をつくるためには一番重要ともいえます。この段階を「監理」といいます。施工会社の行う自主「管理」と異なり、第三者的な立場で、設計者(監理者)が、実施設計図通りに工事が行われているかを検査・確認していく業務です。ただそれだけではなく、現場に入ってからも如何に建物をレベルアップできるかを、施工者とともに追求していくのも監理者の役割だと考えています。日本の現場では工事が始まってから数多くの「施工図」が描かれます。これは、実施設計でも行うことが難しい、専門協力会社やメーカーの最新の技術・知見に基づいた検討を行って、施工者の立場で描かれた精細な図面です。「監理」では、この施工図全てに目を通し、監理者としての要望・指示を出し、十分なやり取りののち、監理者の承認を受けてはじめて、「施工」がなされます。この自立した設計者による第三者的な「監理」というプロセスがあることが、建築のクオリティを一層高める秘訣でもあります。

⑬竣工検査

竣工前の検査は、数種類あります。建設会社による自主検査、建築確認を下した建築主事等によってなされる完了検査、設計・監理者による(設計)事務所検査、そして最後に、建築主による施主検査です。「完了検査」は着工前の「建築確認」と対をなすもので、工事された建物の適法性を竣工前にチェックするものです。それぞれの段階で、指摘を受けた項目に対する是正を行いながら、次に進んでいきます。

⑭竣工・引き渡し

竣工検査が終わり、指摘事項の是正がなされれば、いよいよ引き渡しとなります。引き渡しは、目に見えるところでは建物の鍵や竣工調書(保証書、検査済証、取扱説明書、各工事担当会社の緊急連絡先等を取りまとめたもの)を施工者から施主にお渡しする儀式ですが、これをもって、建物の所有権が建設会社から建築主に移るという重要なプロセスでもあります。

⑮メンテナンス相談・定期検査

建物は竣工時が産声を上げたときで、そこから丁寧に育てていくことが大切です。できてしまえば何もしなくていいというのではなく、自動車などと同じように、一般にメンテナンスをこまめにすればするほど、寿命は延びるし快適性も維持されます。何か具体的な問題が発生した時はもとより、日常の使用の中で気になることがありましたら、ご連絡ください。経験に基づいて助言させていただきます。

通常、一年後に建設会社による定期検査が行われ、設計者として立ち会います。それまでに発生した瑕疵(不具合、傷)で、常識的な使用の中でできたものは、原則として、施工者の責任で補修されます。(消耗品等は除く)

建物の誕生に関わったものの一人として、建物を竣工後も責任もって見守っていきます。

We outline the general process from receiving a request for the design of a new building to its completion. Please refer to this, keeping in mind that there may be some variations in the case of building renovations, interior design, or landscape architecture. We would be happy to explain any differences if you have specific inquiries.

1. Initial Consultation

At first, please contact us via phone or the “inquiry” form on our website to discuss your architectural design request. We are willing to meet you in person to listen to your thoughts if you are considering a design request. (For those at a distance, consultations via email or phone are also possible.) The initial consultation is free of charge. To facilitate the conversation, it would be helpful if you could provide information such as site conditions, family composition, budget, schedule, and what you want in the building, to the extent you can at this stage.

2. Gathering Requirements and Conditions / Explanation of Important Matters

If you have decided to request our design services, please contact us. If the information provided during the initial consultation is sufficient, we can proceed immediately, and if not, we may take the opportunity to hear your requirements again. The information you provide about your requirements and the site is crucial as it provides important clues for our design work. Architectural firms are obligated to provide an explanation of important matters regarding the scope of work, organization, design fees, etc., to the client before entering into a contract. While the explanation of important matters usually occurs before the contract, the order of steps might vary between items 2, 3, and 4.

3. Requirement Clarification / Site Inspection

After gathering your requirements, we will clarify them and conduct a site inspection to assess infrastructure and legal conditions. We then start developing the basic planning based on this information. By visiting the planned site, reading the surroundings and topography, feeling the history and climate, and engaging in a dialogue with the site, we refine our concepts. We use drawings and models for study and prepare for a presentation once our ideas come together.

4. Presentation

After thorough consideration, we will present the design proposal we believe to be the best using drawings, models, and other materials. Please take several weeks to consider the proposal. If you like the proposal, we will start working on the basic design. Adjustments for specific requirements can be made at this stage. If the proposal doesn’t meet your expectations, we will discuss whether to create a new proposal or explore alternative options.

5. Design and Supervision Agreement

Before starting the basic design, a design and supervision agreement is signed. In the absence of specified forms, the “Architectural Design and Supervision Services Agreement” is commonly used for domestic projects. This agreement formalizes the design and supervision contract, allowing us to proceed with the design work.

6. Schematic Design

Based on your approval of the proposal, we develop the design further. This stage determines fundamental principles, including not just design but also structural and equipment considerations. At this point, we may also provide an approximate cost estimate to align with your budget. All major requirements should be clarified at this stage, as changes become more difficult as the design process advances.

7. Detailed Design (Design Development / Construction Document)

Detailed design further refines the project according to technical specifications and takes dimensions and specifications into fine detail. This stage allows us to explore how to achieve a higher quality and more economical building in conjunction with the contractor. Based on the specific circumstances and your needs, we may also revisit major requirements.

8. Building Permit Application

For any construction in Japan, compliance with relevant laws such as the Building Standards Act is mandatory. To verify the legal conformity of the designed building, an application called “Building Confirmation” must be made to a government-authorized “Building Inspector” or a private “Designated Confirmation Inspection Agency.” Typically, this process takes about a month, depending on the size and complexity of the project. It’s important to note that fees for application and final inspection are separate from the design and supervision fees.

9. Contractor Selection (Request for Quotations)

Based on the detailed design documents, we request quotations from multiple construction companies. After evaluating the results and discussing with you, the most cost-effective and reliable contractor is selected. We believe that this process, which fosters fair competition, offers the client the benefit of choosing the most cost-effective construction method.

10. Construction Contract

Once the decision has been made, a construction contract is concluded with the selected contractor. This contract is made between the client and the contractor, with the involvement of the design and supervision architect.

11. Commencement of Construction

Once the building permit is granted and the construction contract is in place, the construction starts on an agreed-upon date. Normally, there is a groundbreaking ceremony, and in the case of a Shinto ceremony, a ground-breaking ritual is performed.

12. Construction Supervision

The work is far from complete after the detailed design phase. The process of “supervision” is one of the most important aspects of achieving a successful building. While the contractor’s self-managed “control” is essential, the supervisor, in the position of a third party, is responsible for inspecting and confirming that the construction is conducted in accordance with the detailed design documents. This role also includes ongoing collaboration with the contractor to enhance the building throughout the construction phase.

13. Completion Inspection

There are several types of inspections before completion, including self-inspection by the contractor, final inspection by the building inspector or designated confirmation inspection agency, and an office inspection by the design and supervision architect. The final step is the owner’s inspection. During these stages, any issues found will be addressed to move the project forward.

14. Completion and Handover

Following the completion inspection and the rectification of any issues, the project is ready for handover. This stage involves a handover ceremony, which is a ritual where the contractor hands over keys and documents such as warranties, inspection certificates, user manuals, and emergency contact information. It marks the transfer of ownership from the contractor to the owner.

15. Maintenance Consultation and Periodic Inspections

A building’s life begins upon completion, and it’s essential to care for it over time. Regular maintenance, like with automobiles, extends the building’s life and maintains its comfort. If you notice any issues or have questions during regular use, please contact us. Typically, one year after completion, the contractor performs periodic inspections, with the design and supervision architect present. Defects that have arisen due to normal use are usually repaired at the contractor’s expense. (Except for consumables.)

As one of those involved in the birth of the building, we will continue to watch over the building with a sense of responsibility even after its completion.
